What does it cost to sell with you?+

A flat 2.5% listing commission plus the standard buyer-side commission (typically 2.5%). Professional photography, drone footage, and pre-listing marketing are included — no hidden fees on top.

Do you do off-market deals?+

About 30% of our buy-side business is off-market. We maintain a pre-qualified buyer list for sellers who want to test the water privately, and a pocket-listings network for buyers who want what hasn't hit MLS yet.

How quickly can you list?+

Most listings go live within 10 business days of the engagement letter — that includes the staging consult, professional photography, drone footage, and a 72-hour off-market pre-launch to our buyer network.

Do you work outside the city?+

Our principals are licensed across the metro area and surrounding counties. For relocations further afield we have a curated agent referral network in 40+ markets — we make the introduction and keep an eye on the deal.
