What people ask before they send the list
- Is my job too small to bother you with?
- No, and the flat rates exist so you can see that. A single curtain rod is a real booking. What genuinely does not work is one twenty-minute job an hour away — so if that is the situation I will say so and suggest saving it for a bigger list.No minimum charge
- Are you licensed for the electrical and plumbing bits?
- For like-for-like swaps on existing wiring and existing plumbing, yes. For anything notifiable — a new circuit, a board, moving a waste, gas of any kind — no, and I will tell you so and hand you the name of someone who is. Before you book
Hourly or flat-rate — which is cheaper?+
Single defined jobs (a TV mount, a wardrobe) are flat-rate so you know the number upfront. A long mixed list is usually cheaper hourly. I'll tell you which when I quote.
Is the estimate really free?+
Yes — send photos and a description and you get a number the same day. No call-out fee for quoting.
Do you do electrical and plumbing?+
Like-for-like swaps only — fixtures, taps, toilet internals. New circuits or pipe runs get referred to the licensed electrician and plumber I trust.
What if a job takes longer than quoted?+
Flat-rate jobs stay flat — the risk is mine. Hourly work is tracked openly and rounded to the quarter hour.
Do I need to buy the parts first?+
Only if you care which ones. Tell me the model and I will pick them up on the way, charged at cost with the receipt attached — no markup, no "supply fee". For anything with a look to it, brackets and taps especially, most people would rather choose their own.
Is there a minimum booking?+
No. One shelf is a fine job. If you only have one small thing, flat-rate is almost always cheaper than an hour, and I will tell you that rather than book the hour.
How far ahead do I need to book?+
Most jobs land within the week, and there is usually a same-week gap for anything urgent. Saturday mornings book out first — they go about two weeks ahead.
Do you do work for landlords and agents?+
Yes, regularly — turnovers, make-goods and small maintenance lists. Invoiced per property with photos of each job attached, which is what most agents actually need for the file.
