Buildings that age well

A twelve-person practice working across housing, cultural and adaptive-reuse projects. We start with the site, the light and the budget — in that order.

Start a project

We design slowly, and build once.

Every project begins with a week on site and nothing drawn. We measure the light, walk the approach at three different hours, and read the constraints the survey does not carry — the neighbour's window, the way rain leaves the roof, what the client actually does on a Sunday. The drawing that follows is short because the thinking was long. Forty-one buildings later the method has not changed: fewer moves, better made, detailed to outlast the people who commissioned them.

  • One team from first sketch to handover. The person who drew it is on site when it is built.
  • Fee agreed as a percentage of construction cost, published in the proposal before you sign.

Verdant House

Sussex Downs — 2023

A chalk-white family house set into a south-facing slope, half-buried so the roofline never breaks the ridge. Rammed-earth walls from spoil dug on site; a single clerestory runs the length of the plan and does all the lighting work.

What we take on.

01

Architecture

New-build housing, cultural and civic work from feasibility through to handover. We take the project all the way; we do not hand it to a delivery architect at stage four.

Interiors

Rooms designed with the building, not after it. Joinery, lighting and material schedules drawn in-house and specified to named suppliers so the tender is honest.

Adaptive reuse

Listed and industrial buildings brought back into use. Heritage statements, consent negotiation and the structural sequencing that decides whether a reuse is viable at all.

Masterplanning

Ten to four hundred homes. Block structure, movement and public realm tested against daylight, overlooking and viability before a single elevation is drawn.

How a project runs.

  1. Site and brief

    A week on site, a measured survey, and a written brief we both sign. No drawings yet — the brief is the drawing that matters most.

  2. Feasibility

    Two or three tested options with an order-of-cost against each. You choose a direction knowing what it costs, not after.

  3. Design development

    The chosen option resolved to planning stage, with the consultant team appointed and the material palette fixed on real samples.

  4. Consent and tender

    We run the planning application and the tender. Three contractors, one comparable specification, a written recommendation.

  5. On site

    Weekly visits, monthly valuations, one point of contact. Handover includes an as-built set and a year-one defects walk.

The plan is almost boringly simple. Everything interesting has been spent on the section, on the light, and on how the building meets the ground.
